Three par is a practical starting point—not a universal ceiling. Properties with off-site laundry, frequent same-day turnovers, high occupancy, stain loss or delayed delivery may need four par or a dedicated emergency reserve. The right number depends on how quickly used linens can reliably return as clean, complete sets.

What is a linen par level?

A par level is the number of complete linen sets required to keep an operation moving without waiting for laundry. One par equals one complete setup for the property’s beds and planned towel allocation. If a two-bedroom unit requires one king set, two queen sets and six guest towel sets, that combined requirement is one par for the unit.

The system works only when each par is truly complete. A stack of fitted sheets without matching flat sheets, pillowcases or towels is not an operational set.

The short-term rental linen inventory formula

Calculate sheets by bed type and towels by maximum planned occupancy. Add any property-specific items—sofa-bed sets, duvet covers, bath mats, kitchen towels, beach towels or makeup towels— as separate inventory categories.

Example: linen count for a two-bedroom vacation rental

Consider a unit with one king bed, two queen beds and a maximum occupancy of six guests. If the service plan uses one sheet set per bed and one bath-towel allocation per guest, a 3-par starting inventory would look like this:

“Complete set” must be defined in the unit’s operating standard. For example, a guest towel allocation might contain one bath towel, one hand towel and one washcloth, but the exact contents should match the property’s confirmed setup.

When a vacation rental needs more than 3 par

  • Off-site laundry takes longer than one turnover cycle. Slow pickup or delivery can leave the third set unavailable.
  • The property regularly has same-day arrivals. There is little recovery time when a set is rejected.
  • Stain or damage rates are high. A reserve prevents one unusable item from breaking a complete setup.
  • Multiple units share the same sizes. Centralized stock needs a buffer for simultaneous departures.
  • Peak-season volume compresses turnaround time. Laundry capacity may become the bottleneck.

Why too much linen can also create problems

Excess inventory is not automatically safer. Unlabeled sheets can mix across bed sizes or units, owner closets can become congested, and unrestricted guest access can multiply laundry unexpectedly.
